DCD NOTICE TO CONTRACTORS
Effective Immediately - When submitting an NOC for a New Construction (Residential or Commercial) building permit, the general description of improvement line must include the following:
- Site work (the verbiage “site work” is required on the NOC for the land/infrastructure), if applies.
- Work being done (example: new construction of a building, addition to an existing building, Single Famiy Residence)
- All related work (anything that is attached and/or required to complete a new construction or that is part of the building). The NOC does not have to itemize the scope of work as long as the building is under construction.
- If the words “site work and/or all related work” are not included in the description, then the NOC will only apply to the building construction.
REMINDER: A COPY OF THE NOTICE OF COMMENCEMENT MUST BE POSTED ON THE JOB SITE AT ALL TIMES.

Effective January 1st 2008, The City of Cape Coral will implement the Local Operating Agreement between the U.S. Army Corps of Engineers and The City of Cape Coral Department of Community Development regarding the Regulation of Riprap Revetments, Maintenance Dredging, Boat Ramps, Boat Ramps, Aerial Transmission Lines, Subaqueous Utility and Transmission Lines, Private Single-Family Piers (Docks) and Appurtenances, Stormwater Outfalls, Bulkheads and Backfill, and Other Minor Structures Located within the City of Cape Coral, Lee County, Florida, Pursuant to Programmatic General Permit (PGP) SAJ-91. THEY ARE COMPILING A LIST OF ALL CAPE CORAL JOB SITES AND VISITING EVERY ONE OF THEM FOR COMPLIANCE! CHECK YOUR JOB SITES TO SEE THAT BLOWING DEBRIS IS CONTAINED IN A HARD SIDED CONTAINER (NO WIRE BASKETS).

New Construction Site Refuse Ordinance
The City Council has passed an ordinance strengthening the requirements concerning construction debris containment. Much of the new requirements you are already incorporating into your job sites. The changes are detailed below.

Building Permit Forms/Applications
Effective July 24, 2007
All of the building permitting forms and applications on the City website have been and are currently in the process of being revised. Effective July 24, 2007, all forms and applications submitted to the City of Cape Coral must be one of the updated forms on the website as of that date. Click here for forms. Current forms are also available at City Hall. All other outdated forms submitted will not be accepted. Thank you for your cooperation.
NOTICE TO CONTRACTORS
Effective July 1st - DCD will no longer accept Notice of Commencement Affidavits. All Notice of Commencements must be recorded and the ORIGINAL or a CERTIFIED COPY must be submitted at time of issuance of a building permit. A COPY OF THE NOTICE OF COMMENCEMENT MUST BE POSTED ON THE JOB SITE AT ALL TIMES. FL Statute 713.135 This change was facilitated by a change in the lien law statute. The CCCIA will be offering a seminar to specify these changes in the near future.

Funding Tomorrow's Health Care Today
LMHS is gathering information from residents and visitors, along with
a number of community leaders, about local health care experiences to
listen to hopes and dreams for a model health care delivery system.
This gathering of information is helping to provide an assessment that
will assist in strategic planning for our future. The process is
titled Community Health Visioning 2017.
Town Hall meetings have been held, focus groups are being held and
continue to be scheduled, telephone calls are being made to 1000
people and now a survey is available on line at www.leememorial.org.

The City of Cape Coral is now under South Florida Water Management District Phase II Watering restrictions. PLEASE check your spec homes and new landscaping to see that it complies. As you can see from the communication from the City, NO MORE WARNING TICKETS…Please check your job sites.
ALSO… NEW LANDSCAPING CAN ONLY WATER FROM MONDAY THROUGH FRIDAY FROM 2:00 AM TIL 8 AM AND YOUR PERMIT MUST BE IN A CLEAR SPOT.

Long-term demand in local market strong
Although the Naples-Fort Myers housing market is soft, the fundamentals of long-term demand remain strong, said Bradley F. Hunter, who directs Metrostudy’s market research operations in the Naples-Fort Myers market.
“Demographic and economic trends suggest continued growth in demand for new homes over the long term, driven by a current average annual growth rate of 18,600 new jobs. That is an impressive number, given the low unemployment rate — 2.3 percent — in this market.” [ full text members only ]
